For agents: how to keep a purchase on track from contract to closing
Practical habits that help the transaction, from the lender's side of the table.
Set expectations at the contract
The most helpful thing you can do is make sure your buyer has talked to a lender before the offer, and that the contract's dates match the realistic timeline for the loan program. Tight dates on a condominium, a rural property or a self-employed buyer often need a closer look.
Habits that prevent delays
- Send the signed contract and any addenda to the lender the same day.
- Ask your buyer to get their insurance quote immediately.
- Remind your buyer not to open new credit or make large purchases.
- Check in on appraisal and title dates so nothing sits waiting.
- Share the closing date with all parties as soon as it is set.
Use the tools
Our free document checklist builder makes a personal list your buyer can print. If a file looks tricky, the Scenario Desk lets you describe it without personal details and get a straight answer.
Always the buyer's choice
Buyers choose their own lender, and you are free to recommend whichever lender you believe is best. We do not pay or accept anything of value for referrals.
