For agents: five questions to ask a lender when your buyer's file looks complicated

Self-employed, foreign national, rural property or a condo? Here is how to find out early whether the deal can close.

Find out before you write the offer

Most deals that fall apart do so for reasons that could have been spotted early. If your buyer is self-employed, new to the country, buying a condominium or looking outside the city, a quick conversation with a lender can save everyone weeks.

Five questions to ask

  • Can this buyer document their income in a way a lender will accept, and which program fits?
  • Is this specific property eligible, including any condominium project review or rural eligibility?
  • What will insurance and flood coverage realistically cost, and could that change the picture?
  • What is the realistic timeline, and what could slow it down?
  • Who will be my point of contact, and how will I be kept informed with the buyer's permission?

What we do

We work with a range of wholesale programs, including options for self-employed buyers, investors, and ITIN and foreign national borrowers. A licensed originator will look at the real documents and give you a straight answer.

Run a scenario with us

You are always free to recommend whichever lender you think is right for your client, and buyers always choose their own lender. If you would like a second opinion on a tricky file, we are glad to talk it through.
