Seven things not to do between your application and closing

Most closing delays come from avoidable surprises. Here is how to stay out of them.

Why this matters

Lenders can verify your credit, employment and funds again shortly before closing. Changes after you apply, even innocent ones, can slow the process or change your options.

What to avoid

If you are unsure whether something affects your loan, ask first.

  • Applying for new credit, such as a credit card or car loan.
  • Changing jobs without telling your loan originator first.
  • Making large purchases on credit, like furniture for the new home.
  • Moving money between accounts without keeping a paper trail.
  • Depositing large amounts of cash you cannot document.
  • Missing a payment on any existing account.
  • Waiting to reply when your lender asks for a document.

What helps instead

Keep your phone on, answer quickly, and send documents as complete files. Your loan originator would rather answer a question early than fix a problem late.
